The following is a high-level description of what services NorthGrid offers at each phase of development. We are able to tailor our services to meet your specific needs. Please contact us to review a more detailed scope of work for your particular project.

Project Analysis Phase


NorthGrid will assess the status of the project and develop with the Client, the required monitoring and reporting criteria. Following an assessment of the demands for the project, NorthGrid will present to the Client the proposed project organizational structure, operating procedures, etc., needed for the successful management of the project.

Master Planning Phase

NorthGrid will assess the status of site zoning to define the allowable development options. We then check this against the Client requirements to determine any variance to the existing Land Use Approval. We assess available utility services, site topography, approvals process, etc. Finally we help prepare an RFP for Architects outlining the scope and phasing of the project for a design team to bid on Master Planning, Entitlements, Approvals, and eventually Shell, Core, and Tenant Improvement Design.

Pre-Design Planning

NorthGrid will assist the Client to define the overall development objectives, organizational structure, consultation and contractor selection process, develop a master plan, schedule, and budget for the project.

Design Phase

During the design phase, NorthGrid ensures the Client's requirements are met for budget, schedule, function, aesthetics, and O&M. We review the bidding documents prior to being issued, and help develop a construction contract to minimize change orders. We also assist in the building permit approval process.

Bidding / Negotiation / Administration Of Contract Phase

NorthGrid arranges site visits as a part of the contractors' pre-bid meeting. We solicit and answer any questions the contractors have and issue any required addendum to the RFP. NorthGrid evaluates all the bids and prepares a comparison chart for the Client along with our recommendations. We help negotiate the final contracts with the contractors and define the process and procedures they must follow for receiving payment.

Construction Phase

NorthGrid assists with overseeing the construction of the project by monitoring construction progress, evaluating and approving payment requests, providing site management and reviewing change order requests. We hold regular progress meetings with the Client and contractors and ensure all safety and municipal requirements are being met. Upon completion we assist with occupancy permits and closure of building permits.
